Yes, M4 Builders provides design services to help clients create a cohesive and functional space that meets their needs and style preferences. We can create a one-time project design or work with you on creating a multi-phased approach to creating your dream home.
Unlike other builders, we do not require you to pay upfront. For smaller projects we will typically ask for payment at work completion. For larger projects, we will set a phased schedule with payments due at the completion of each phase. For custom homes and very large home transformation projects, we can even establish an escrow account with funds disbursement after completion of each phase.
We offer project credits if a committed timeline is not met. Our team includes certified project management professionals that will create a detailed project plan to track progress. This allows us to keep everyone on track and hitting milestones. Note that certain delays such as weather, permitting, building and land disturbance plan creation, city inspections, or delayed payments are outside of our control and may impact the project timelines.
Yes, Georgia allows you to pull your own building permits. You can do this once every two years and cannot sell your home for 2 years after.

Starting with the basics, you should verify that the builder has a real active GA company with a city occupational tax license, has an active contractor's license in the state of Georgia, and has an active general liability insurance policy over $1 million. It is also highly recommend that you visit at least 3 of their verified past projects. Past permits can be viewed on the local city's websites to verify who did the work. We also believe that every project should have a detailed contract with payment terms and a timeline. Lastly, any builder that wants a large chunk of money upfront should be a big red flag!
